AU Aspire Leisure Valley Specifications & Construction Quality

Who designs it, who builds it, and how it is built: the facts that decide how your home holds up over 20 years.

What MIVAN construction means for you

In MIVAN construction, walls and slabs are cast together in concrete using aluminium moulds, instead of building brick walls and plastering them. For a homeowner this usually means:

  • Stronger structure: monolithic concrete walls and slabs perform well in earthquakes, which matters in NCR (seismic zone IV).
  • Fewer cracks and leaks: fewer joints than brick walls mean less seepage over time.
  • Consistent finish: walls come out straight and uniform across floors and towers.
  • Faster construction: floors can go up in a shorter cycle, which supports timely delivery.

One point to note: concrete walls cannot be broken easily, so plan major layout changes before possession.

Why five lifts per tower matters

In a 39-floor tower, lift waiting time affects daily life. Five lifts per tower reduce morning rush waits and keep one lift available during maintenance. Ask how many apartments share each lift core.

IGBC Gold: lower running costs

A green building under the Indian Green Building Council (IGBC) is designed for better daylight, ventilation, water saving and energy efficiency. In practice this can mean lower electricity and water bills, and better air inside the home.

Apartment finishes

Flooring, kitchen, bathroom fittings, doors and windows are set out in the builder-buyer agreement and the detailed specification sheet. Request the spec sheet through the form and check it against the agreement before booking.

Checklist: questions to ask on your site visit

  1. Which brands are used for sanitaryware, fittings, electrical switches and lifts?
  2. What flooring is provided in the living room, bedrooms, kitchen and balconies?
  3. Is the kitchen modular, and what is included?
  4. What is the power backup provision per apartment?
  5. What is the structural warranty under RERA? (RERA gives 5 years of liability for structural defects.)

Specifications are indicative and as per project plans; the builder-buyer agreement prevails. UP RERA registration no. UPRERAPRJ14106; verify on up-rera.in.
