AU Aspire Leisure Valley Possession Date & Construction Status

When you can move in, how to verify it yourself, and what protects you if timelines slip.

AU Aspire Leisure Valley in Sector 1, Greater Noida West (Noida Extension) is currently under construction. The project is registered with UP RERA under UPRERAPRJ14106, and the committed completion date is the one declared on the RERA portal. Possession timelines differ by tower, so ask our team for the timeline of the tower and floor you are considering.

How to check the possession date on UP RERA

  1. Go to up-rera.in and open the project search.
  2. Search for registration number UPRERAPRJ14106.
  3. Check the proposed date of completion, the approved plans and the quarterly progress updates.
  4. Compare the date in your builder-buyer agreement with the RERA date. They should match.

Why this project’s delivery risk is different

Many buyers in Noida Extension remember stalled projects from the last decade. Aspire Leisure Valley comes from that history: it is part of the former Amrapali portfolio that the Supreme Court handed to NBCC for completion under the ASPIRE initiative. In November 2025, NBCC auctioned the selling rights for 462 units of Aspire Leisure Valley Phase 2 to AU Real Estate. Read the full story on our NBCC project page.

For a buyer, this means a government construction company and court oversight sit behind execution, which is a different risk profile from a typical private launch.

How RERA protects you on possession

  • Escrow of funds: 70% of money collected from buyers must go into a separate project account and be used for construction and land costs of that project.
  • Interest for delay: if possession is delayed beyond the agreed date, you are entitled to interest for every month of delay, or a refund with interest if you choose to withdraw.
  • Structural defects: the developer must fix structural defects reported within 5 years of possession.
  • Quarterly updates: progress has to be uploaded to the RERA portal, so you can track it.

Under construction vs ready to move

An under-construction home at the pre-launch rate of Rs 7,979 per sq ft, with no GST on the current offer, usually costs less than a comparable ready-to-move flat. You pay in construction-linked stages, so you are not paying full EMI and rent for the whole period. See the price list and EMI tables.

Timelines are subject to RERA records and the builder-buyer agreement. UP RERA registration no. UPRERAPRJ14106; verify on up-rera.in.
